Which Kind of Bay Do You Have?

Canted bays, with angled sides, are the classic Victorian shape, while a square bay has sides at right angles to the house. A bow is made from a series of narrow frames joined at small angles to form a curve.

From Survey to New Bay

1. Structural check: the lintel, brick base and load above are assessed and every section and angle measured.
2. Specification: bay poles, load-bearing couplers or a new lintel are chosen to carry the weight.
3. Making the frames: each section and corner joint is made to size, typically over several weeks.
4. Propping and removal: the structure above is propped while the old frames come out.
5. Fitting: new sections go in with the agreed supports, then are sealed, glazed and trimmed before props come out.

Most bays are fitted in a day, but two-storey bays and those needing a new lintel can take longer.

Questions for the Survey

Ask each installer exactly how the load will be carried. uPVC frames are not designed to support a roof or wall, so where old timber posts were doing that job, something has to replace them. Ask whether an engineer's calculation is needed and whether it is included.

Agree who repairs the bay roof, lead and render if they are disturbed. Internal features matter too: window seats, radiators and curtain tracks fixed into the bay head all need planning.

What Does a Bay Window Cost?

The guide range for bay windows is £1,700–£6,500. The lower end covers a modest single-storey canted bay, while a two-storey bay or one needing a new lintel sit toward the top. Treat the range as a guide until the bay has been surveyed.

Confirm in writing whether it includes VAT, bay poles or lintels, scaffolding, bay roof repairs and making good.

Planning and Building Control in Dartford

Replacing a bay with one of the same size and similar appearance is usually permitted development on a house. Enlarging it, changing its shape noticeably, or working on a listed building or in an Article 4 conservation area may need consent. Before ordering, ask Dartford Borough Council.
